HomeSelect puts your deposits to work on your mortgage.

One account for your mortgage and your checking. Deposits lower what you owe the day they arrive, and interest is calculated every day on what's left. The rate is variable and can change.

Booking on Breton's calendar holds the time. He is a loan officer in Temecula, NMLS #174698. Prefer that he reach out? Ask Breton to contact you.

See how it works

  • First-lien home equity line of credit (HELOC): your main mortgage, not a second loan
  • Visa® debit card, checks, and bill pay built in
  • For home purchases and refinances
  • Variable rate: it can go up or down

How HomeSelect works

With a typical setup, your deposits sit in checking while interest keeps building on the full mortgage balance. HomeSelect puts both in one account, so the money you already have starts working against what you owe. Three steps, using the paycheck you already deposit and the bills you already pay. You still make the payments the loan requires.

  1. A woman at a kitchen table depositing into her account on her phone

    Step 1

    Deposit your income

Your deposits go straight into HomeSelect, so your balance drops the day they post, not at the end of the month.

  2. A man at a kitchen table paying a household bill on his phone, with groceries nearby

    Step 2

Pay bills from the same account

Use your Visa® debit card, checks, online bill pay, or transfers. It works like the checking account you have today.

  3. A couple after dinner looking together at one account on a laptop

    Step 3

    Leftover cash keeps working

Money you haven't spent yet stays against your balance. The longer it sits, the more interest it can save.

It still works like your checking account

  • Visa® debit card and 24/7 ATM access
  • Personal checks
  • Online and mobile account access
  • Online and automatic bill pay
  • Direct deposit and mobile check deposit
  • ACH and wire transfers

Deposits are not a separate FDIC-insured balance. They are applied to your HomeSelect balance the day they post. Banking services are provided by an FDIC-insured depository bank.

How daily interest is calculated

HomeSelect calculates interest daily on the remaining balance. The more of your money sitting in the account, the smaller that number is.

Two balances over three months

  • HomeSelect
  • Traditional mortgage
  1. Deposit: it lowers the balance right away.
  2. Everyday spending: the balance rises a little as bills are paid.
  3. Leftover cash: what you don't spend keeps the trend moving down.

Is HomeSelect a fit for you?

It works well for some people and not for others. Here's an honest look before you talk with Breton.

A man on a sofa smiling while reading his phone

A strong fit if you…

  • Have equity and are ready to refinance into a more flexible loan
  • Are buying a home and want an alternative to the traditional 30-year route from day one
  • Are a high earner with good budgeting habits
  • Are an investor looking to grow a portfolio with greater efficiency

Maybe not if you…

  • Are living paycheck to paycheck
  • Rely on credit cards to float expenses
  • Don't manage money well or track cash flow

Program guidelines

Credit minimums match Geneva's published Home Select page. The equity range is a typical profile from Breton Macdonald's Mortgage Payoff Blueprint. Loan size, debt-to-income, reserves, and property rules are program guidelines. All are subject to change and full underwriting. Not all applicants will qualify.

Credit score
700 or higher for a primary home or second home. 720 or higher for an investment property.
Typical equity
About 10–20% equity in the home, from Breton's Mortgage Payoff Blueprint.
Loan vs. home value
The loan may be up to 90% of a primary home's value on a purchase or rate-and-term refinance, so about 10% equity remains. Investment properties may go up to 70% of the value, so about 30% equity remains.
Debt-to-income
Up to 43% of income going to debt payments.
Cash reserves
You may need cash set aside equal to as much as 15% of the credit line.
Loan amount
Up to $3 million
Property types
Single-family homes, condos, and 2–4 unit properties
Occupancy
Primary residences, second homes, and investment properties

When used as designed, HomeSelect can help you

  • Apply everyday deposits to your balance without changing your budget
  • Lower total interest without relying on a lower rate
  • Keep equity available without a new refinance

What to keep in mind

  • The rate is variable because HomeSelect is a HELOC
  • You need steady income that exceeds your spending
  • It takes more attention than autopay on a loan with one set payment
  • Available equity can also be spent, so discipline matters

Results vary. Savings and payoff timing depend on your income, spending, rate, and loan terms.

Questions about HomeSelect

What is a HomeSelect loan?

HomeSelect is Geneva Financial's privately labeled version of the All In One Loan™: a first-lien home equity line of credit (HELOC) that also works as your checking account. Your income goes in, your bills come out, and money you haven't spent yet lowers the balance you pay interest on.

Is HomeSelect a second mortgage?

No. HomeSelect sits in first position and replaces your traditional mortgage. It isn't a second loan or a piggyback line on top of an existing mortgage.

How is interest calculated?

Interest is calculated daily on the remaining balance (balance × rate ÷ 365) and billed monthly. Because deposits lower your balance right away, money in the account works against interest from the day it arrives. HELOC rates are variable and may change.

Can I still use a debit card, checks, and bill pay?

Yes. HomeSelect includes a Visa® debit card with ATM access, personal checks, online and mobile account access, direct deposit, mobile check deposit, online and automatic bill pay, and ACH and wire transfers.

Are my deposits FDIC insured?

No. Deposits are applied to your HomeSelect balance the day they post, so they are not held as a separate FDIC-insured deposit. Banking services are provided by an FDIC-insured depository bank.

Can I use HomeSelect to buy a home or refinance?

Yes. HomeSelect can be used for purchases and for rate-and-term or cash-out refinances on primary residences, second homes, and investment properties, including single-family homes, condos, and 2–4 unit properties.

Who is HomeSelect a good fit for?

It tends to fit homeowners with equity who want a more flexible refinance, buyers who want an alternative to a traditional 30-year mortgage, high earners with good budgeting habits, and investors. It is generally not a fit if you are living paycheck to paycheck, rely on credit cards to float expenses, or do not track cash flow. Geneva's published Home Select minimum is a 700 credit score for a primary home or second home, and 720 for an investment property. Breton's Mortgage Payoff Blueprint describes a typical profile with about 10–20% equity and stable income. Not all applicants will qualify.

Is HomeSelect available in my state?

His Geneva Financial profile lists Arizona, California, Connecticut, Delaware, the District of Columbia, Florida, Georgia, Idaho, Indiana, Iowa, Kansas, Louisiana, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Nevada, New Jersey, Oregon, Pennsylvania, Tennessee, Texas, Virginia, Washington, and Wisconsin. Licenses can change. Verify current coverage on NMLS Consumer Access under NMLS #174698, and choose your state in the form so he can confirm availability for your property.

Your request goes to Breton. He replies by email, or by a live phone call if he needs to, to set a free 30-minute Zoom. The form does not reserve a time. To hold a time now, book the Zoom on his calendar or call him at 949-887-7289. He'll text you only if you checked the call-and-text box. How accurate is the savings simulator?

The simulator gives hypothetical estimates based on the numbers you enter. For a walkthrough of your own numbers, book a Zoom on his calendar or call him. Your actual results depend on your rate, income, spending, and final loan terms. The rate is variable and may change.
